Completed in 1998. This project consisted of the gut rehabilitation of four apartment buildings located on W 140th St, NYC with 105 apartments and 8 commercial units. Construction financing provided by Chase Bank. Permanent financing provided by Low Income Tax Credits, Federal Home Funds and a mortgage from New York City's Housing Development Corp. Total Development Cost: $10,680.000.
C&C Development LP
Completed in 2001. Lemor Realty served as a co-developer of the gut renovation of seven apartment buildings located near the W 125th St corridor with 97 apartments and 6 commercial units in Central Harlem. Construction financing provided by Citibank. Permanent financing provided by Low Income Tax Credits, Federal Home Funds and a mortgage from New York City's Housing Development Corp. Total Development Cost: $10,840,000.
Maxwell Development LP
Completed in 2004. This project consisted of the gut rehabilitation of seven apartment buildings located on W 140th St and W 141st St, NYC with 200 apartments. Construction financing provided by Chase Bank. Permanent financing provided by Low Income Tax Credits, Federal Home Funds and a mortgage from New York City's Housing Development Corp. Total Development Cost: $22,150.000.
Action Housing LLC
Completed in 2005. This projected consisted of the gut rehabilitation of three apartment buildings with 49 apartments and 2 commercial units. Construction financing provided by Chase Bank. Permanent financing provided by New York City's Housing Development Corp. and JP Morgan Chase. Total Development Cost $4,991,586.
Action Housing II LLC
Completed in 2007. This projected consisted of the gut rehabilitation of three apartment buildings with 49 apartments and 1 commercial unit. Construction financing provided by JP Morgan Chase. Permanent financing provided by New York City's Housing Development Corp. and JP Morgan Chase. Total Development Cost: $6,558,695.
Upscale Renaissance LLC
This project consists of four brownstones located in Central Harlem and Washington Heights. These homes were previously owned by HUD and are being renovated to be sold. Homes feature central A/C, marble tiles in kitchen and bath, and energy efficient appliances. Construction financing provided by Banco Popular NA. Total Development Cost: $3,275,524. Expected completion date July 2007.
Renaissance Park LLC
This project consists of the rehabilitation of nine 1 & 2 family homes in Eastern Brooklyn. Construction financing provided by Citibank. Total Development Cost: $5,201,000. Expected completion date August 2007.
New Wave Housing LLC
This project consists of the rehabilitation of two apartment buildings with 16 spacious rental units located on W 128th St, NYC. Construction financing provided by Banco Popular NA. Total Development Cost: $2,787,000. Expected completion date July 2007.
Edisto Isle Builders LLC
This project consisted of the rehabilitation of two, two family homes located in Manhattan at 4 Convent Ave and 12 Convent Ave. Photos of the exteriors are show below.
